Unlawful Detainer Action

A special type of legal landlord remedy, often referred to a UD action, which allow a landlord to evict a tenant after personally serving  the tenant with a three-day “pay or quit” notice. This lawsuit is designed to give the landlord a speedy remedy and prevents a tenant holdover. However, the proceeding can be interrupted and delayed if the tenant files for bankruptcy before the eviction is complete.
